Colin’s “Catch of the Day”: Is Wilson Blvd. Killing This Colonial?

In today’s “Catch of the day” I came across a typical Arlington colonial that I expect do be priced in the $600’s. However, at over 120 days on the market this property still sits at $569,000, which to me seems to be a bargain.

The home has been modernized in key areas, such as the kitchen and bathrooms, has a partially finished basement, a large yard, and seems to have great curb appeal. The problem? This beautiful Arlington colonial sits on a busy right on Wilson Blvd. Though the home is set back quite a bit, and the back yard is fenced in, it is hard to overcome the day to day reality a buyer will face in getting in and out of that driveway. Not to mention the concern for noise, and concern for the safety of children.

Any buyers coming to view the property experience this drawback right away, before they even set foot in the home. It is not uncommon for buyers to forgive such things if somehow they are able to fall in love with the home first, but this scenario makes for an uphill battle.

However, as I mentioned, I think this is a bargain at $569k. If someone can overlook the traffic, and adventurous access, then this presents a great opportunity. That said, the buyer of this home needs to understand that they will face the same challenges and market discount when they try to sell in the future.
