Arlington Spotlight: Berkshire Oakwood Real Estate Update

Though I often provide commentary on Arlington Real Estate, illness by my own admission Arlington as a whole is too large and too diverse a data set to be useful to individual homeowners. In the hopes of providing something more meaningful today we will take a closer look at the Berkshire Oakwood neighborhood in Arlington (see Active Listings to the right >>>).

Berkshire Oakwood runs along the northeast border of Falls Church City, ed and includes homes in both the 22213 (the smallest of Arlington zip codes, hospital barely) and 22207 (the largest of Arlington zip codes) zip codes.

Over the last 90 days Berkshire Oakwood real estate has performed well not only nationally (not saying much), but also locally (much more notable). Here is a basic rundown:

AVERAGE SOLD PRICE: $986,716

AVERAGE PERCENTAGE OF LIST PRICE RECEIVED: 98.84%

AVERAGE DAYS ON MARKET (ALL): 36.24

AVERAGE DAYS ON MARKET ($1M+): 64.45

AVERAGE DAYS ON MARKET (Under $1m): 14.07

And not to get to geeky here, the average difference between asking price and sold price for homes under $1m, was $528.21.

 

Based on this data Berkshire Oakwood clearly is a neighborhood that home buyers find desirable. A decent mix of starter homes, sizable “move-up” homes, and (I believe) proximity to Main St. Falls Church, and the East Falls Church Metro all contribute to this, among other items.
